One of Rescom’s toughest tests was the extensive renovation and rehabilitation of the former Coast Hotel to the Edmonton House: long-term rental apartments and executive suites. Originally, this renovation was intended to span 24 months but, after an aggressive come-to-market strategy led to a wealth of early commitments, Maclab mandated that Rescom devise a strategy to deliver the building in only 12 months. Thanks to an exhaustive planning process during pre-construction, Rescom delivered 267 brand new suites across 33 floors, a renovated lobby, and completely overhauled the building systems in just over 11 months – finishing ahead of the targeted deadline. All in, the project team achieved ~190,000 ft2 of renovated space by working around the clock and implementing a sequential approach where teams of trades executed floor by floor while always maintain a 2-floor buffer so as not to disrupt guests of the hotel or new tenants.
